Cheap seaside property in Croatia: where it still exists and what to avoid

Property prices in Croatia have risen significantly over the last ten years. On Hvar or in central Split, prices today are comparable to cheaper locations in Western Europe. But cheap seaside property in Croatia still exists - you just need to know where, and why it is cheap.

Where prices are lower

The Kvarner riviera away from the tourist hotspots

The area around Crikvenica and Selce on the mainland Kvarner coast is one of the most affordable places with direct access to the sea. It is not an Adriatic pearl like Opatija, but the beaches are good, the connection to Rijeka is decent, and prices for an older flat are noticeably lower than at a comparable spot in Dalmatia.

Smaller island destinations on Krk and Lošinj, away from the main seasonal centres, are similar.

The island of Vir and around Zadar

Vir is popular mainly with Croatians and Slovenians. That keeps prices lower than in more tourist-heavy spots. It is also a mainland-connected island via a bridge - no ferries, year-round access by car. For anyone looking for a family holiday spot without excessive luxury, Vir makes sense.

Zadar itself and the surrounding villages on the Zadar coast are attractively priced and also have very good flight connections.

Inland Istria

Coastal Istria is expensive. Inland Istria is a different story. Villages such as Buzet, Motovun and the surrounding settlements offer stone houses for prices you would not get a studio flat for in Poreč. The catch is obvious: the sea is not around the corner. But if a 30-45 minute drive is acceptable to you, inland Istria is a real option for a holiday home.

Slavonia and continental Croatia

Slavonia is not by the sea. But if you are looking for cheap property in Croatia as an investment or for long-term living, prices here are a fraction of those on the coast. This destination does not make sense for anyone wanting a summer by the sea - it is a different category altogether.

Why cheap things are cheap

A low price for property in Croatia usually comes down to one or more of the following:

The most problematic of these is the first point about legalisation. Croatia has thousands of so-called illegal buildings constructed during the socialist era or during the uncontrolled development of the 1990s. Legalisation exists, but it is slow, expensive and not guaranteed.

What to avoid

Do not sign anything until your lawyer has checked the extract from the Zemljišne knjige and the cadastre. This is not an advert for lawyers, it is a practical necessity. The extract will show all encumbrances, mortgages, provisional entries and any mismatches with the physical condition of the property.

A suspiciously low price with no clear explanation is always a warning sign. The Croatian market is developed enough that sellers and agents know roughly what their property is worth. If the price is significantly below the market, that is deliberate - and it usually serves the seller, not you.

Real figures

As a rough guide: the average price per square metre for an older property in Crikvenica sits well below prices on the Makarska riviera or in central Dalmatia. Inland Istria is lower still. But these figures change quickly - always check current listings on Njuškalo or through local agents.

Tax and transaction costs in Croatia are the same regardless of region: a 3% property transfer tax on the purchase price, legal fees typically 1-2%. More on costs can be found in our taxes and costs section.

Cheap seaside property in Croatia exists, but it is not free - it either comes with a compromise on location, or with some complication that has to be resolved before buying. None of that has to be a dealbreaker, provided you go into it with your eyes open and a good lawyer.

Check the area, check the paperwork, check the real condition of the building. Then decide.
