Crikvenica: a Czech classic on the Kvarner coast
The Crikvenica Riviera (Crikvenica, Selce, Dramalj, Jadranovo, Novi Vinodolski) has been a traditional destination for Czechs since the Austro-Hungarian era. It is about 8 hours' drive from Prague, features long pebble beaches and full amenities even in winter, and still offers some of the most reasonable prices on the northern Adriatic.
Prices (summer 2026, indicative)
~2 500-3 500 €/m²; new builds with sea views ~3 500-4 500 €/m². Older flats on the hill above the town (many stairs, no parking) can be found for under 2 500 €/m². This is where the best opportunities for renovation usually lie.
Where to look
- Crikvenica centre - apartments near the promenade, all within walking distance; the most liquid part of the market.
- Selce - smaller, family homes with their own bay; popular among Czech owners.
- Dramalj and Jadranovo - quieter northern end of the Riviera, lower prices.
- Novi Vinodolski - an independent town to the south, combining a historic core with apartment quarters.
Rental
Stable family clientele (Czechs, Slovaks, Germans, Hungarians), season June–September. Gross yield ~4-5 %. Proximity to Rijeka also means demand for long-term rentals outside the season: a rarity on the coast. Details in chapter Investment and rental.
