Makarska Riviera: beaches below Biokovo
Sixty kilometres of pebble beaches with pines beneath the Biokovo massif: the Makarska Riviera (Brela, Baška Voda, Makarska, Tučepi, Podgora, Gradac) is for many Czechs synonymous with Croatia. It is a purely leisure market: packed in summer, quiet in winter, and prices reflect that everyone wants this stretch of coastline.
Prices (summer 2026, indicative)
~3 500-5 000 €/m² Brela and Tučepi (the most prestigious beaches) at the upper limit and above it, while Podgora, Drvenik and Gradac at the southern end are significantly cheaper (~3 000-3 500 €/m²). There is little land between the sea and the mountain, supply is limited by nature, which keeps prices high in the long term.
Where to look
- Makarska - the only true Riviera town, services available even out of season, promenade; the most liquid market.
- Baška Voda and Brela - northern end with the most photographed beaches; premium prices.
- Tučepi - long beach, hotel tradition, sought-after apartments.
- Podgora, Živogošće, Gradac - southern part: same sea, lower prices, longer travel time.
Rental
Peak occupancy from June to September and high nightly rates, virtually zero off-season: a typical profile for a 100% holiday destination. Gross yield ~4-5.5%.
