Split and Trogir: The Metropolis of Dalmatia
Split is the second largest city in Croatia and the only major Adriatic town that thrives all twelve months of the year, university, port, football, ferries to the islands. For buyers this means the most liquid market in Dalmatia and the only place where classic long-term rental makes sense. Trogir (25 km, UNESCO) is its smaller, quieter neighbour right next to the airport.
Prices (summer 2026, indicative)
Split ~4-6 000 €/m² (average realised prices ~4 000, higher in sought-after coastal quarters and new builds), centre and first line even over 7 000 €/m². Trogir and Čiovo ~3,500–4,500 €/m², Kaštela The strip between Split and Trogir from ~3 000 €/m²: the most attractive price-to-location ratio in the long term.
Where to look
- Žnjan, Trstenik - eastern coastal districts of Split, new builds near the beaches; rental standard.
- Meje, Marjan - prestigious addresses below the forest park; highest prices.
- Kaštela - seven towns along the bay; prices significantly below Split, with a drive to the city and airport of up to 20 minutes.
- Trogir and Čiovo Island - historic centre + apartment Čiovo (Okrug Gornji); near the airport, strong rental demand.
Rental
The strongest tourism demand in the country: season May–October + year-round city breaks. Gross yield ~4-5.5%; unique is the possibility of combining summer for tourists / winter for students. Details in chapter Investment and rental.
