Pag: two faces of one island
Pag is an island of contrasts: the north around Novalja thrives on the Zrće beach ("Croatian Ibiza"), while the south around the town of Pag is quiet, salty and cheese-focused. It is connected to the mainland by a bridge (free from the south) and by the Prizna-Žigljen ferry in the north. Anyone buying here should first decide which face of the island they want.
Prices (summer 2026, indicative)
Novalja ~3-4 500 €/m² (rental machine, prices driven by Zrce) city of Pag and south ~2,500–3,500 €/m², Povljana and smaller villages at under 2 500 €/m².
Where to look
- Novalja - strongest rental market; noisy summer, quiet off-season. Apartments near the centre, not right by Zrce.
- Town of Pag - historic salt town, family atmosphere, better prices.
- Povljana, Vlašići - south with sandy beaches, tranquility, lowest prices on the island.
- Mandre, Šimuni - west coast with marina, a compromise between both poles.
Rental
Novalja has extremely high nightly rates in July and August (young clientele due to Zrće), gross yield up to 6–7 %, but with wear and tear and a short peak season. The southern part of the island = classic family rental ~4–5 %. Details in chapter Investment and rental.
