Zadar: an investment favourite
Zadar has been the fastest-growing property market on the Adriatic over the past ten years: the A1 motorway, an airport operating year-round with low-cost flights, and a vibrant historic centre (Sea Organ, Greeting to the Sun). For investors, it is "Split at a lower entry price" – for now.
Prices (summer 2026, indicative)
~3-4 500 €/m² year-on-year growth of around 10 %. New builds by the sea (Diklo, Borik) cost €4,000–5,000/m², while older flats in housing estates (Bili brig, Smiljevac) start from ~€2,800/m². The average realised price in the city is approaching €4,000/m², Zadar is no longer cheap, but it remains below Split.
Where to look
- Poluostrov (Old Town) - historic flats, prestige and rental potential, but noise and no parking.
- Borik and Diklo - northern coastal strip, beaches, new builds; the most sought-after apartment location.
- Petrčany, Kožino - quieter resorts ~10 km to the north, slightly cheaper.
- Sukošan, Bibinje - south-facing location at Marina Dalmacija; practical for yachtsmen.
Rental
Combining city-break tourism (airport) with the beach season yields higher occupancy than purely beach destinations. Gross yield ~4.5-6%. Details in chapter Investment and rental.
