Vir: cheap, but with a background check

Vir is an island connected by a bridge to Zadar and one of the cheapest entry points to the Adriatic market. In the past, however, it was a symbol of wild construction, thousands of houses were built here without permits and are only gradually undergoing legalisation. That is precisely why it is cheap, and precisely why double caution pays off here.

Prices (summer 2026, indicative)

~2-3 000 €/m²; simple older houses appear at prices that do not exist elsewhere on the coast. New builds with proper documentation are priced similarly to the Zadar area (~3 000+ €/m²) - the difference between a "cheap Vir" and a "verified Vir" lies precisely in the documentation.

Rental

Vir is popular with Czech, Slovak and Polish families, affordable, informal, and close to everything by car. Gross yield can exceed 6% thanks to the low entry price, but only for properties with a classification, and that is granted only for legal construction. Details in chapter Investment and rental.

What to watch out for

Legalisation is topic number one here. Always ask for: the building permit or the decision on legalisation (rješenje o izvedenom stanju), the occupancy permit (uporabna dozvola) and whether the land registry entry matches reality.
