Poreč: a tourism powerhouse of Istria
Poreč is the second most visited town in Istria after Rovinj, and for Czech buyers often the first stop. From Prague you can drive there in ~7.5 hours; the town is lively even outside the season, and the range of apartments is wide: from flats in the historic centre near the Eufrasiana Basilica to new builds in surrounding resorts.
Prices (summer 2026, indicative)
~3-4 500 €/m² suitable apartments; new builds near the sea cost over 5 000 €/m². Older flats in inland villages (Kaštelir, Vižinada, ~10-15 min by car) can be found for under 3 000 €/m². Prices in Istria are supported by strong Italian, German and Austrian demand, do not expect significant discounts even outside the season.
Where to look
- The Centre and the Embankment - historic flats, prestige, but old structures and expensive renovation; verify ownership records (in older buildings shares are often unsettled).
- Špadići, Materada - residential districts north of the city centre, new builds, walking distance to the sea. The most common choice for a 2+kk apartment.
- Červar-Porat - apartment resort with a marina ~5 km north, significantly cheaper; estate character, dead out of season.
- Funtana, Vrsar - south-facing, smaller and quieter, prices similar to Poreč.
Rental
Poreč has one of the longest seasons on the Adriatic (April–October) and stable occupancy. Real gross yield from apartment 2+kk holiday rental: ~4-6 % per year. Accommodation categorisation required, details in chapter Investment and rental.
