Umag: The shortest route from the Czech Republic
Umag is the northwesternmost tip of the Croatian coast, and thus the shortest drive from the Czech Republic (~7 hours from Prague; once on the Slovenian motorway, you reach the sea in just a few minutes). The town is known for its ATP tennis tournament, has year-round activity and strong ties to neighbouring Slovenia and Italy.
Prices (summer 2026, indicative)
~3-4 000 €/m²; luxury residences near golf and tennis complexes cost significantly more. Inland villages Buje and Brtonigla (~10 min by car) are interesting, stone houses and flats are noticeably cheaper, with an Istrian rural character.

- Umag centre and Punta - apartments by the sea, promenade, year-round services.
- Savudrija and Zambratija - quieter resorts to the north, popular with families; many new apartment buildings.
- Novigrad - picturesque town 15 km south, smaller market, prices similar to Umag; one of the most beautiful marinas in Istria.
- Buje, Brtonigla - inland for those who don't need the sea in sight; best price per m².
Rental
