Rovinj: The Showpiece of Istria
Rovinj is the most photogenic and expensive town in Istria: Venetian alleyways, St Euphemia's church overlooking the sea, year-round tourism. Those buying in Rovinj are investing in prestige and rental security; those seeking value for money should also look at the surrounding area.
Prices (summer 2026, indicative)
~4-6 000 €/m² apartments with views of the old town and new builds by the sea, even well over €6,000/m². This is the highest price level in Istria, comparable to Split. Surrounding villages such as Bale, Kanfanar or Svetvinčenat (10-20 minutes by car) offer stone houses and new builds for ~€2,500-3,500/m².
Where to look
- Old Town - historic flats with a unique atmosphere; beware of technical condition, dampness and lack of parking. Renovation is subject to heritage protection.
- Borik, Valdibora, Monte - residential districts within commuting distance of the centre, new builds and older flats.
- Rovinjsko Selo - village 5 km from the city, houses with a garden for the price of an apartment in the centre.
- Bale, Kanfanar - Istrian hinterland, stone houses, quiet; 10-15 minutes by car to the sea.
Rental
The highest nightly rates in Istria and solid occupancy from April to October. However, the entry price is so high that the percentage return (~3.5-5 %) is no better than in Poreč. You are buying certainty and liquidity rather than yield. Details in chapter Investment and rental.
